How to Compare Foundation Repair Proposals Line by Line
Two foundation repair proposals for the same house can differ by thousands of dollars and still both be "complete" on paper. The gap almost always hides in the details each company chose not to spell out, so the smart move is to line the bids up field by field and make them answer the same questions.
Build one comparison table before you compare a single price
The fastest way to get fooled is to read one proposal, then another, then a third, and try to hold it all in your head. Instead, put every bid into a single table with one row per line item. When the same categories sit side by side, the differences jump out: one company is pricing 12 piers and another 18, one includes an engineer's letter and another doesn't, one excludes plumbing and another tests it. Price only means something once the scope underneath it matches.
Ask every contractor to quote against the same starting evidence. If you have a free elevation survey measured to a tight tolerance, share those readings with each bidder so they're all working from the same picture of how the floor actually sits. Make the repair system and pier layout match apples to apples

These four line items are the ones most likely to be missing from a cheap bid and quietly added to your final invoice later. Engineering first: ask whether a licensed Texas professional engineer designs the repair plan and evaluates the result, or whether the crew simply installs to a salesperson's sketch. An engineer-backed plan gives you an independent standard the work has to meet, which matters at resale and if you ever have a dispute.
Permits and plumbing are the two most common surprise costs. Many Central Texas cities require a permit for underpinning, and rules change, so confirm on your own city's permit-office site who pulls the permit and who pays the fee. On plumbing, lifting a foundation can stress or reveal drain-line breaks, so a thorough proposal includes a pre-lift and post-lift plumbing test. If a bid is silent on plumbing, that isn't a savings, it's a risk you're absorbing.
Finally, pin down restoration. Does the price include backfilling and re-sodding over the piers, patching the access holes, and cleaning up, or does it stop at "raise the foundation" and leave the concrete patching, flooring, and interior cracks to you? Payment terms deserve the same scrutiny. Be cautious of any company demanding a large deposit before work starts. Reasonable structures tie payments to milestones, and financing, when offered, should state the rate and term in writing rather than a vague "we have plans available."
