Signs worth a closer look on Comal County soils

The Houston Black clay that dominates the Blackland Prairie side of the county is a high-plasticity vertisol, with a plasticity index that commonly runs between 40 and 60. It drinks moisture aggressively and expands, then pulls back and cracks as it dries. The active zone, the depth where that moisture cycle actually moves the soil, typically reaches 8 to 15 feet here.

A slab built on that zone rides the seasons with it. Post-tension cables and rebar hold the concrete together as a unit, but the perimeter grade beam and interior beams still flex unevenly when one side of the house heaves and the other settles. West of the escarpment the failure looks different: thin or sandy soil over limestone can let a corner drop when a void opens beneath it or where decomposed rock meets harder strata.

North and west of New Braunfels, toward Canyon Lake, a lot of the newer subdivisions sit on engineered fill placed over native clay or caliche. Fill can keep consolidating for years, and its boundaries rarely show up in the original building records. Driving steel past both the fill and the active clay is the only way to land on ground that stays put.
