On the east side the culprit is differential shrink-swell in clay that often carries a plasticity index above 40, sometimes past 60. During a Central Texas drought, that clay desiccates and pulls away from the perimeter grade beams, leaving corners unsupported; when the rain returns, it swells back unevenly, lifting some areas while others keep settling.

West of the freeway the problem flips. There the soil column is too thin to buffer anything, so a change in irrigation or surface drainage can saturate or dry out the shallow soil over limestone in a matter of days, and the slab follows it. Same city, same cracked ceiling, two problems that call for the survey to be read before anyone talks about piers.

What the shrink-swell cycle actually does to a Round Rock slab

  • Cracks that widen from one visit to the next rather than holding steady, which separates seasonal movement from true progressive settlement.

Why we drive steel piers past the active zone

In Round Rock's Blackland clay, the active zone, the depth where seasonal moisture still changes soil volume, runs 8 to 15 feet. Any pier that stops inside that band is subject to the exact movement it was meant to stop.

Maintain positive drainage, at least 6 inches of fall over the first 10 feet away from the slab, and keep irrigation 18 to 24 inches back from the grade beams.
