Read these signs before they get worse

On Bexar County soils, a little seasonal movement is normal. These are the symptoms that tell us the ground is actively pulling a slab out of shape:

  • Stair-step cracks climbing through brick or mortar joints, usually widening toward the top of a wall.
  • Doors and windows that rack out of square, catching at one corner, swinging open on their own, or leaving a tapered gap.
  • A perimeter that has dropped while the slab interior stays high, the classic edge-settlement signature of clay drying out at the slab edge.
  • A floor that feels domed in the center, which can signal center-lift from moisture trapped under the slab, or a plumbing leak feeding it.
  • Separation where brick meets a window frame, fascia, or chimney, often the first thing a homeowner notices from the curb.
  • Movement that is progressive or one-sided rather than evenly distributed, that pattern almost never settles on its own.

Two soils, one county line

East of the escarpment, inner San Antonio, Converse, Universal City, Live Oak, your slab sits on the Blackland Prairie. The governing clay here is Houston Black, a smectite-rich Vertisol with a liquid limit that routinely tops 65 and a plasticity index commonly between 35 and 55. In plain terms: it swells hard when it rains and shrinks hard when it dries, and San Antonio's pattern of heavy storms separated by long dry spells drives that cycle 10 to 15 feet deep. Any pier that stops inside that active zone is anchored in soil that is still moving.

Cross to the west and northwest, Helotes, Leon Valley, the Hill Country Village corridor, and the problem flips. Thin residual clays sit on Edwards Group limestone close to the surface. These soils are less plastic but shallower and patchier, and the rock below carries solution features that open soft pockets with no warning at the surface. When we drive piers out here, the resistance profile alternates between stiff and soft until the tip finds intact rock or a stable residual layer.

That is why no single repair recipe covers the whole county, and why the first job is always figuring out which regime governs your specific lot.

Why the soil moves under your house

Expansive clay is the engine, but a few site conditions decide whether it stays balanced or starts wrecking a slab. Grade that runs flat, or worse, back toward the house, funnels storm runoff straight to the foundation edge and concentrates swelling exactly where you do not want it. Finished grade should fall at least 6 inches over the first 10 feet away from the slab.

Irrigation is the quiet culprit. Drip lines or soaker hoses laid right against the slab wet the near-edge clay independently of the rest of the soil mass, heaving one edge up while the interior stays dry and low. Keep emitters 18 to 24 inches off the foundation. Deep-rooted live oaks and cedar elms work the opposite direction, pulling moisture out from as far as 1.5 times their canopy radius and leaving a settlement shadow under the closest corner of the house.

And before any interior lift, a plumbing leak has to be ruled out, a static pressure test or electronic leak detection, because saturated soil under a slab reads almost exactly like center-lift heave in the elevation data. Lift over an unfixed leak and the result will not hold.

Bexar County foundation questions

I'm on the east side near Converse, is my clay worse than houses up by Helotes?
Different, not simply worse. East-side lots sit on Houston Black clay that swells and shrinks dramatically with the seasons, so movement tends to be larger and more seasonal. Helotes and the northwest sit on thin soil over Edwards limestone, where the trouble is patchy soft spots and dissolution pockets rather than big clay heave. We confirm which one you're dealing with before quoting a method.
How deep will the piers actually go on my lot?
We drive to refusal, not a fixed depth. On the Blackland clay the active zone runs 10 to 15 feet, so piers usually go past that before they seat on stable strata; on the limestone side it depends on how the rock and residual soil layer up. The driving resistance, not a number picked in advance, tells us when the tip is anchored.
My doors started sticking after the last dry summer. Is that the foundation?
Very possibly. When clay dries and shrinks at the slab edge, the perimeter drops and door and window frames rack out of square. Sticking is one of the earliest tells. A few sticking doors after a hard drought can be seasonal, but if it's getting worse or only affecting one side of the house, that's worth measuring.
There's a big live oak right next to my house. Does it need to come down?
Usually not. The issue is that live oaks and cedar elms pull soil moisture from up to 1.5 times their canopy radius during dry spells, creating a settlement shadow under the nearest part of the slab. Managing moisture near the tree and, where needed, piering the affected corner is far more common than removing a mature tree.
Should I be watering my foundation during a drought?
On these clays, yes, during a hard Central Texas dry spell. Run a soaker hose about 12 to 18 inches out from the slab, evenly all the way around the house, so the clay doesn't pull away from the edge. Steady and consistent beats heavy and occasional, you're holding moisture stable, not flooding it.
My yard drains toward the house. How much does that matter?
A lot. Flat or negative grade at the perimeter concentrates storm runoff right at the slab edge, and on San Antonio clay that's one of the most reliable causes of differential settlement we see. Grade should fall at least 6 inches over the first 10 feet. Fixing that alongside the repair is why we also handle drainage.
Could a plumbing leak be the real problem instead of the soil?
It happens often enough that we test for it. A leak under the slab saturates the soil and produces center-lift-looking heave in the elevation data that mimics a soil problem. Before any interior lift we want a static pressure test or electronic leak detection done, because lifting over an unfixed leak won't last.
My house is a 1950s block home in an older San Antonio neighborhood, can it be piered?
