Drive from Cibolo toward Seguin and you cross a geologic line most homeowners never notice until their doors start sticking. The Balcones Escarpment splits Guadalupe County in two, and it splits the foundation story with it. East of the fault zone, Seguin, McQueeney, the bottomlands near the Guadalupe River, structures sit on deep Houston Black clays and related Vertisols, with plasticity indices that commonly run 40 to 60. That clay drinks water in a wet winter, swells several inches, then shrinks and pulls open through a Central Texas summer.
West of the escarpment, near Cibolo and the Comal County line, the ground flips. Soil cover over the Edwards limestone is often just a few feet thick, sometimes laced with caliche hardpan that can fool you into thinking the bearing is solid when it isn't. Intact limestone makes a superb footing; fractured or solution-weathered rock under a clay pocket does not.
Because the two regimes call for different pier depths and different expectations, we never quote a Guadalupe County home off square footage. Where the house sits relative to that fault line changes the whole plan, and the only way to read it is to measure.

Why measuring beats guessing on these clays
On high-PI Blackland clay, the active zone, the depth where seasonal moisture swings are strong enough to lift or drop a slab, typically runs 10 to 15 feet below grade. Below that, moisture content barely changes year-round, and that stable stratum is exactly where load-bearing support has to anchor. A pier that stops short inside the active soil is just along for the seasonal ride.
That depth is why we drive galvanized steel piers in sections rather than stacking concrete cylinders. Stacked pressed piers often refuse inside the active clay and can drift sideways over time; driven steel reaches genuinely competent material on either side of the escarpment. The galvanized coating is deliberate, too, Central Texas clay chemistry is corrosive, and these piers have to hold for decades.
Lifting alone never fixes the cause, though. If a yard is steering water against the beam, we pair the repair with drainage work so the wet-dry cycling that moved the slab in the first place stops driving it back.
What to watch for on a Guadalupe County home
A few habits and warning signs that matter more here than almost anywhere:
- Stair-step brick cracks at corners, doors that bind seasonally, and sloping interior floors, classic signs of differential movement where one slab edge lost support during dry contraction.
- Grade away from the house: finished soil should fall at least 6 inches over the first 10 feet. Flat or reverse-sloping yards pond water against the beam and accelerate the cycling.
- Irrigation setback: keep soaker hoses and drip emitters 18 to 24 inches off the foundation edge, even peripheral moisture helps, but watering hard against the beam can soften subgrade and heave perimeter piers.
- Big live oaks and pecans: their roots pull serious moisture out of the soil inside the drip line, creating dry pockets that drag subgrade away from the slab. A root barrier near a large specimen can be worth it.
- Crack tracking: photograph cracks with a ruler each season. Ones that widen in summer and close in winter are seasonal; ones that grow steadily in one direction mean active settlement worth an evaluation now.
