East of the escarpment you're likely on Houston Black clay with a plasticity index north of 60, soil that heaves in a wet spring and pulls away from your slab edges by late summer. Why Austin-area slabs move the way they do
The clays of the Blackland Prairie shrink and swell with the seasons more than almost any soil in Texas. After a rainy stretch they absorb water and lift the perimeter of a slab measurably; through a dry August they contract and leave the edges bearing on air pockets. That cycle is what cracks brick, sticks doors, and separates trim from the ceiling.
The trouble is depth. Around Austin the active zone, the depth over which seasonal moisture changes soil volume, runs 10 to 15 feet, and in heavy clay 20 feet or more. Any pier anchored inside that zone just rides the soil up and down instead of restraining it.
One movement gets misread often: when the clay under the center of a slab stays wet while the perimeter dries, the middle domes upward, a center-lift condition. If interior doors bind and cracks radiate from door corners rather than the corners of the house, that's often the cause, needing a different response than perimeter settlement.
What we look at before recommending anything
A Travis County assessment isn't a walk-around, it's a set of measurements and site conditions that determine the plan:
- Which side of the Balcones Fault you're on, deep expansive clay east of the escarpment versus thin soil over limestone to the west.
- A ±0.01-in. elevation survey across the whole structure, showing exactly where the slab has moved, by how much, and in which direction.
- Perimeter drainage gradient, grade should fall at least 6 inches over the first 10 feet from the house, or moisture pools at the edges.
- Irrigation placement, soaker hoses and sprinkler heads within 18 to 24 inches of the slab can supersaturate edge soil and heave it.
- Nearby trees, live oaks, post oaks, and cedar elms pull moisture well past their drip line, drying the soil under the closest corner.
- Interior versus perimeter cracking, which tells us whether it's settlement, center-lift, or both.
