How to Prepare Your Home for a Foundation Inspection
A foundation inspection tells you far more when the inspector can actually reach the foundation and see its history. A little preparation the day before turns a rushed walk-through into a measured, evidence-based assessment of your home.
Clear access to the foundation, inside and out
The single biggest thing you can do is open up access. An inspector needs to place an elevation instrument on the floor in most rooms, reach the perimeter of the slab or the crawlspace, and view the exterior grade all the way around the house. Boxes stacked against interior walls, a bed pushed into a corner, or a shed built against the foundation each create a blind spot.
Outside, trim back shrubs and move planters, hoses, and stored items away from the base of the walls so the inspector can see where the soil meets the foundation. If you have a pier-and-beam home, unlock and clear the crawlspace entry, and make sure nothing is blocking the access hatch. For a slab home, the goal is simply clear floors and an unobstructed exterior perimeter.
You do not need to empty the house. Focus on the corners of rooms, hallways, doorways, and at least one clear path along each exterior wall, since those are where an inspector takes elevation readings and looks for movement patterns.

Think about floor coverings and what they hide

You do not have to pull anything up, but knowing what is underfoot lets the inspector interpret readings correctly.
Cracks in tile, separations at grout lines, and gaps where wood planks have pulled apart are useful evidence, so avoid covering them with furniture or rugs before the visit. Additions and remodels change how a foundation behaves. A room added onto the original slab, a converted garage, or a new patio poured against the house can each move independently and show up as a step or crack at the seam. List when each addition was built and whether it was permitted, since a separate pour often explains a reading the inspector would otherwise puzzle over.

Water management is the quiet engine behind most Central Texas foundation problems, because expansive Blackland clay swells when wet and shrinks when dry. Before the inspection, walk the perimeter during or just after a rain if you can, and notice where water pools, where gutters dump, and whether the ground slopes toward the house instead of away from it. Point these spots out during the visit; they often explain why one corner is moving and another is stable.
Also take a few minutes to write down the symptoms you have actually seen, with rough dates. Doors that stick in summer but free up in winter, a diagonal crack above a doorway, a gap opening between the brick and a window frame, or a slope you can feel underfoot are all clues.
