The active zone, where that seasonal movement actually happens, typically reaches something like six to fifteen feet deep.
On soils like these, foundations move with the weather. A wet spring followed by a hot, dry Texas summer can lift and drop the perimeter of a slab by a meaningful fraction of an inch. Sticking doors, hairline stair-step cracks in brick, and gaps opening at door frames are the everyday signals. Mature trees pulling moisture from under a slab, or a slow plumbing leak adding it, can concentrate that movement in one area.
The good news is that this behavior is well understood and measurable. Because the movement is driven by moisture in a known depth of clay, it responds to drainage control and, where repair is warranted, to piers driven past the active zone to stable strata.
