Why these old cottages keep moving

Hyde Park sits in Austin's eastern Bungalow Belt, on the clay side of the Balcones Escarpment. The ground underneath is Houston Black, a high-plasticity Vertisol with a plasticity index that routinely runs between 40 and 60. During a hard Central Texas summer that clay shrinks; when the rains return it swells back, a volumetric change that can top 10 percent in the most plastic pockets.

The trouble is depth. The active zone, where seasonal moisture actually moves the soil, typically reaches 10 to 15 feet below grade on Austin's east side, and deeper under the dense tree canopy this neighborhood is known for. A concrete pressed pier seated at the bottom of that zone keeps riding the soil through multi-year drought cycles.
