A lift on steel piers holds, but the soil keeps moving. These habits keep it from working against you between seasons:
- Slope the grade away from the slab, aim for at least a 6-inch drop over the first 10 feet. Water ponding at the perimeter is the single biggest driver of differential swell in Buda's clay.
- Set soaker hoses 12 to 18 inches off the beam, run evenly around the house during drought. Watering right against the foundation concentrates moisture and can push a localized heave.
