Signs your San Antonio slab has moved out of level

Which side of the escarpment is your house on?
The most important question in San Antonio foundation work is where your property sits relative to the Balcones Escarpment. East of that fault line, on the Blackland Prairie side of town, the controlling soil is Houston Black clay, an expansive dark-gray vertisol with a plasticity index that routinely lands between 40 and 60. That number is the whole story: the soil swells and shrinks dramatically as moisture swings with the seasons.
During a dry Central Texas summer, the active zone, the depth those swings reach, can extend 8 to 12 feet below grade. When it contracts, perimeter footings lose bearing support and descend; when the rains return, isolated sections heave back up unevenly. The slab doesn't sink cleanly, it twists and dishes, which is why cracking shows at corners and mortar joints.
West and north of the escarpment, the problem inverts. Shallow residual soils drape over fractured Edwards limestone, and that karst rock weathers unevenly, solution cavities and clay-filled joints leave voids with no reliable bearing. When the thin soil mantle dries or washes out, settlement tends to be abrupt rather than gradual. Two neighborhoods a few miles apart can need different repair plans.
Why depth decides whether a fix holds
The objective is the same in both soil regimes: carry the load past the unreliable near-surface material onto competent strata that doesn't move with the weather. We do that with galvanized steel piers driven hydraulically to refusal in dense bearing soil or limestone below the active zone. Because they bypass the expansive clay, the next wet/dry cycle can't undo the correction.
This is where cheaper bids quietly fail. A plan that stops piers at ten feet in Houston Black clay hasn't cleared the active zone. It has just anchored the house to soil that's still going to move. Pressed-concrete cylinders, stacked and pushed with dead weight, often halt inside that same moving layer and drift over time. Steel driven in connected sections keeps going until it finds real bearing.
