Why a crack map isn't a diagnosis on Universal City clay

Universal City sits right where the Balcones transition zone hands off from the thin-soiled Edwards limestone shelf to the deep Blackland Prairie clays that run through eastern Bexar County. Those clays are CH-group soils, with plasticity indices that commonly land between 40 and 60, high enough that the ground swells after every soaking rain and shrinks and cracks through a dry Texas summer. A foundation here isn't parked on stable dirt; it rides a slowly cycling mass that reacts to weather, drought, and your sprinkler schedule alike.

That's exactly why photographing wall cracks tells you so little on its own. The same hairline over a doorway can come from edge lift, an interior void, or classic center-heave where moisture migrates inward under a covered slab, and each of those needs a different fix. Reading the cracks first is the most common way homes in this area get misdiagnosed and over-repaired.

A real inspection answers a measurable question instead: how far, and in what pattern, has this floor moved? Only differential-movement data can separate a slab that has settled uniformly from one with a soft spot in the middle or a perimeter that's dropped away from the interior.

Check the active-zone and any prior piers

We flag the likely depth of seasonal soil movement and, if the home was repaired before, whether those piers reached load-bearing strata or stopped short inside it.

Walk the drainage

We document downspout discharge, water-holding planting beds, and settled flatwork that slopes back toward the grade beam.

The two things the survey can't skip

The active soil zone is the depth over which seasonal moisture swings are big enough to actually move the clay. Across Central Texas that's usually 15 to 20 feet below grade, though a given lot can run deeper. Piers that terminate inside that zone are still anchored to soil that moves with the seasons; piers driven past it are not. Our galvanized steel piers are pushed hydraulically to genuine refusal in competent stratum, not stopped at a convenient depth, which is the whole point of driving steel instead of pressing concrete.

Drainage carries equal weight, and it's often the cheapest thing to fix. The old rule of thumb, six inches of fall over the first ten feet away from the perimeter, exists because water pooling against a grade beam saturates the clay right at the footing while the soil a couple feet out stays dry. That moisture gradient is what generates uneven swelling pressure directly under your structure, and it explains why one corner of a house moves while the other three sit still.

If drainage or a soaker-hose routine set back 18 to 24 inches from the beam can steady the moisture at the perimeter, the report says so plainly. When steel piers are genuinely warranted, you get a written, engineer-backed plan, and the same survey that diagnoses the problem locks the scope before any foundation repair starts.
