Drive through Windcrest and you notice the trees before anything else, hardwoods arching over nearly every block. That canopy is part of the neighborhood's charm and, for the slab underneath your house, part of the problem. The high-plasticity Houston Black clays here have plasticity indices north of 40, and a deep-rooted oak can draw moisture as far as 20 to 30 feet from its trunk, drying the soil under one side of your footing while the other side stays put.

  • Mind the timing. A wet season after a long drought can make the soil rehydrate and look better while differential movement continues underneath. Surveying after a dry stretch gives the truer worst-case picture.

What leveling actually means here

Do we have to move out while you level the house?
In most cases, no. Most homes stay occupied for the duration of the work. We'll flag ahead of time if any part of your specific layout turns out to be an exception.
Can the foundation move again after you level it?
The piered sections are carried on steel below the active soil, so they shouldn't ride the seasons again, that's what the lifetime transferable warranty covers. Areas that weren't piered can still move, which is why we also address drainage as part of the fix.
Should I wait until after a rainy stretch to have it surveyed?
We'd actually rather survey after a dry period. Rain can rehydrate the clay and make the slab look partly self-corrected while differential movement keeps going underneath. Measuring near the worst case keeps us from underestimating the pier count.
