Why Converse slabs move when the rest of the block looks fine

The clays under most Converse neighborhoods carry a plasticity index between 40 and 60 or higher, meaning the soil's volume is tied almost directly to how much water it's holding. These are vertisols, dark prairie clay that drinks moisture like a sponge and can lift a slab several inches over a few days after heavy rain, then crack laterally as it dries back out. The movement isn't random; it tracks the wet-dry season and the geometry of how water enters and leaves the ground beneath your house.

What makes it stubborn is depth. The active zone, the band of soil where moisture swings actually change volume, runs roughly 8 to 15 feet below grade here, and a long drought or a soaked winter can push that boundary even deeper. Any pier that stops inside the active zone is anchored in the very material that's heaving, so it rides the seasons right along with the slab. That single distinction, below versus within the active zone, is the whole engineering question on a Converse leveling project.

There's a corrosion angle too. Blackland soils tend to run alkaline and can hold sulfates that eat unprotected metal. Below the active zone is the entire point

What to check before and after the lift

A repair holds longer when the conditions feeding the active zone are handled too. On a Converse home we look at:

  • Drainage slope, finished grade should fall at least 6 inches over the first 10 feet away from the slab on every side; flat or negative grade keeps recharging the clay and can undo good piering.
  • Even perimeter moisture, in a dry summer, run soaker hoses a few feet out from the edge so the soil doesn't desiccate unevenly and pull the perimeter down.
  • The pattern of interior cracks, diagonal stair-steps at door corners usually mean differential settlement, while a crack that's wider at the top across a slab panel points to center heave.
  • Sub-slab plumbing, years of movement can break or deflect cast-iron and PVC drain lines; lift over a broken line and moisture re-enters the active zone under pressure, often re-settling within one to three wet seasons.

After you pier it, can the foundation move again?
