What the ground under Jarrell is actually doing

Drive the I-35 corridor north out of Georgetown and you're crossing one of the most active expansive-clay belts in Texas. Piers are pressed hydraulically through the moving clay to competent bearing below, whether that's dense calcareous clay, weathered chalk, or the upper Austin Chalk formation.

Why steel piers and not pressed concrete

A pressed-concrete pier set to eight or nine feet can sit entirely inside that five-to-twelve-foot active zone. That means the pier is subject to the very same heave and shrinkage cycles that damaged your foundation in the first place, so the level you paid for can quietly walk away over a couple of seasons.

Keep the prairie clay from working against you

A few habits do more to protect a Jarrell foundation than almost anything else between visits:

  • Grade for drainage: aim for at least six inches of fall over the first ten feet away from the slab so rain runs off instead of ponding against the perimeter clay.
  • Mind your soaker-hose setback: keep irrigation roughly eighteen inches off the beam, because water dumped right at the edge can drive localized heave on its own.
  • Water steadily in drought, not in bursts: even, consistent perimeter moisture keeps the clay from pulling away and settling at the corners.
  • Watch your big trees: established oak, cedar elm, and pecan within about one and a half times their canopy radius can pull enough moisture from the clay to settle the slab nearby.
  • On a sloped or washing lot, add erosion control so the soil supporting your beam stays put.
  • Treat the early signs as data, not decoration: stair-step brick cracks, doors that bind in humid months, and floors that slope underfoot are worth a measured look before the next wet season widens the gap.

My doors stick in winter but free up by August, is that the foundation or just humidity?
On Houston Black clay it's usually both working together. The clay swells with winter moisture and lifts the slab edge, racking door and window openings, then shrinks back in the dry heat. That seasonal back-and-forth is a textbook signature of expansive-soil movement, and an elevation survey will tell you how far it's actually shifting.

The survey estimates depth to bearing, but each pier is driven to refusal, so the real depth is set in the ground, not guessed on paper.
Will lifting the slab close the cracks in my walls?
Many tighten noticeably as the slab returns toward level, and some close during the lift itself, but we never promise a crack will vanish. Cosmetic crack, drywall, and paint repair is a separate finishing step you can fold into the job or hand to your own painter.
Can my foundation move again after you've piered it?
The piered sections are carried on steel below the active soil, so they shouldn't ride the seasons again, that's what the lifetime transferable warranty covers. Any areas that weren't piered can still move with the clay, which is why we'll often pair the lift with drainage corrections to keep water off the perimeter.
Do we have to move out while you level the house?
