Why short piers don't hold on terrace clay

The active zone here, the depth where soil moisture, and therefore soil volume, keeps changing with the weather, can reach 10 to 15 feet below grade. That single fact decides almost everything about a repair. Anything that stops short of it is still sitting inside moving ground, so it moves too. Pressed-concrete cylinders are the usual culprit: they are stacked, not connected, and on this clay they tend to drift or stall inside the active zone.

Driven steel piers behave differently.
