What we look for on a hillside lot

  • Where the water goes. We confirm at least six inches of fall over the first ten feet from the foundation, and that no concentrated flow path dead-ends against a stem wall or sneaks back under the slab through a planting bed or retaining-wall gap.
  • Clay seams in the limestone. Residual clay trapped in rock fractures expands and contracts seasonally even when the surrounding stone doesn't, creating point loads that mimic much deeper expansive soil.
  • The direction of the cracks. Stair-step cracks in brick or drywall tape on a hillside home usually propagate downslope from the high corner, mapping them early shows which part of the slab is losing its footing.
  • How the lot is watered. On a slope, the soaker-hose routine recommended for flat clay sites can worsen erosion; targeted low-volume drip along the uphill perimeter is the better tool here.
  • Doors, floors, and trim. Sticking doors, a diagonal run of cracked tile, and trim separating from walls are the early tells that the foundation is riding the seasons.

Do you fix the drainage or just lift the slab?
