Drive east across I-35 in San Marcos and the ground under your house changes character within a few blocks. Why the active zone runs so deep east of I-35
The distress mechanism in most of San Marcos is shrink-swell cycling inside the active zone, the depth band where seasonal moisture actually changes soil volume. In Hays County's Blackland clays that band commonly reaches 10 to 15 feet below grade. When a drought sets in, the clay desiccates and contracts, pulling support out from under the perimeter beams. When the rain returns it swells again, but never evenly: it heaves hardest where water re-enters first, along the exterior edges and beneath the flower beds pressed up against the foundation.
That uneven response is what produces differential movement, one corner lifting while another sinks, and it is why heave events here can top an inch of vertical difference in a single wet season. Pressed-concrete piers often terminate at shallower depths, still inside that moving column of soil, which is how a repair can look fine for a year and then drift back out of level.

Watering matters just as much as drainage. Keep irrigation 18 to 24 inches off the foundation, soaking the soil right at the edge is what drives the locally elevated moisture that accelerates differential heave. Trees are the other big lever: live oaks and cedar elms common around San Marcos pull enormous amounts of moisture from the soil, so any tree within about 1.5 times its mature canopy radius is worth watching for the desiccation it creates on that side of the house.
The goal is a consistent moisture envelope year-round, no soaked beds against the slab in July, no bone-dry trench in a drought. That evenness is what a stabilized foundation needs to stay put, and it is a far cheaper habit than a second round of foundation repair down the line.
