San Marcos sits on the seam of the Balcones Fault Zone, where the high-plasticity Blackland clays east of I-35 meet thin residual soils over Edwards limestone to the west. That geology is why a home here can drop on one side while the rest of the slab stays put. Houston Black clay, the dominant series across much of eastern Hays County, carries a plasticity index that often runs past 40 and sometimes over 60, it swells when wet and shrinks and fissures when it dries.

Sinking is the drought-side of that behavior. When a long dry San Marcos summer pulls moisture out of the ground, the active zone can reach 10 to 15 feet deep, the clay consolidates under the load it carried, and a corner descends with it. Doors bind, diagonal cracks fan from the openings, and a gap opens between the brick and the sill plate. Those are load-path problems, the fix is to carry the weight down to ground that doesn't move with the seasons.

Sinking and heave are not the same problem

Heave pushes a foundation up when clay takes on water. Sinking pulls it down when that same clay dries, fissures, and consolidates under load. Both start with San Marcos's expansive soil, but the drying cycle usually wins here, long summers and steep gradients along the fault.

Signs the settling is structural

A few of these together usually mean a corner has lost bearing and needs piers, not caulk:

  • Diagonal cracks fanning from the top corners of door and window frames
  • Doors and windows that stick or won't latch on one side of the house
  • A widening gap between the brick fascia and the sill plate along one wall
  • Floors that slope or feel bouncy toward an exterior corner
  • A large live oak or pecan within 20 to 30 feet of the affected corner
  • Cracks that reopen every summer after you patch them

Why trees and drainage decide where foundations drop

Differential settlement, one section dropping while the rest holds, is what makes sinking so damaging, and around San Marcos a mature tree is often the culprit. A big live oak or pecan can pull hundreds of gallons a day out of the clay, drying the soil within 20 to 30 feet of the trunk more than the rest of the lot. Only part of the foundation loses support, so it tips rather than settles evenly.

Drainage sets the pace. Positive slope of at least six inches of fall over the first ten feet away from the perimeter slows the summer drying and protects the bearing condition after repair. Then there's the fault. Across a single San Marcos lot, the depth from deep clay to competent rock can swing dramatically because of fault displacement and buried soft-fill channels, so a one-depth pier plan doesn't hold here. The ground gets read at each pier, not assumed.
