Why the clay-limestone divide changes everything here
The Balcones Escarpment runs right through town, and faulting sets expansive clay against solid rock. That is why two houses in the same ZIP can fail in opposite directions, one heaving on saturated clay, the neighbor settling where thin soil has washed out of a limestone fissure. There is no single "Austin fix," only the fix the soil under your specific lot calls for.
East of MoPac you are dealing with the notorious Austin clay, plasticity indices commonly in the 40-to-60 range, swelling hard in the winter wet season and shrinking through a Central Texas drought. Steel takes the structure off the moving soil, but the water that moved it is still in your yard. A few habits keep the un-piered areas stable too:
- Keep positive grade at the slab, the benchmark is about 6 inches of fall over the first 10 feet; flat or reversed grades pool water against the edge beam and feed the shrink-swell cycle.
- During dry stretches, run a soaker hose 18 to 24 inches out from the foundation on a timer to prevent the abrupt desiccation that causes the sharpest settlement on Austin clay.
- Confirm plumbing before stabilizing, an under-slab leak creates localized heave that fights the lift, so we recommend a hydrostatic pressure test up front.
- On the west side, watch for eroded or voided bearing under the slab rather than expansion; that is a different repair geometry entirely.
