What actually breaks a foundation here

It comes from differential movement: one part of the structure dropping or heaving while the rest holds still.
Picture a summer that opens with a heavy storm and turns dry for weeks. The perimeter beam at the drip line of a backyard live oak can drop a couple of inches while the interior of the slab stays put. That gap between moving and stationary is what telegraphs up through the framing and finishes as cracking.
The reason shallow fixes don't last is depth. In the clay east of town the active zone, where seasonal moisture swings reliably reach, runs roughly 10 to 15 feet down. How we keep an Austin slab from moving again
Stabilizing the structure is half the job; the other half is the water and the trees that drive the cycling. On most projects we address some combination of these.
- Drive galvanized steel piers past the active zone to load-bearing strata, denser clay or transitional material well below 15 feet on the east side, competent limestone at shallower depth where the rock is near grade out west.
- Confirm bearing by resistance, not depth. Because each pier is driven against the weight of the house, the reading at final set proves it's seated on material that can carry the load, no grout, no curing, no guessing.
- Re-grade the perimeter so the finished soil falls at least 6 inches over the first 10 feet, carrying storm runoff away from the beam instead of pooling against it.
- Set supplemental watering for drought, soaker hoses 18 to 24 inches off the beam on a regulated schedule hold a steady moisture envelope in the clay and blunt dry-season shrinkage.
- Plan around mature trees. Live oaks and cedar elms within 10 to 15 feet pull moisture out of the active-zone clay; root barriers or adjusted irrigation reduce that one-sided desiccation.
- Survey the interior, not just the perimeter, in central Austin's two-story and older pier-and-beam homes, interior beam settlement can outrun the edges.
