The seam that runs through town
Drive east across IH-35 in Cibolo and the soil underfoot changes character. Neighborhoods on the prairie side sit on Blackland clays; the lots nearest the Cibolo Creek corridor rest on alluvium laid down by generations of flooding. Those creek-side soils carry plasticity indices commonly in the 40 to 60 range, which is engineer-speak for they swell and shrink a lot. One wet spring can lift a slab several inches; a hard summer drought pulls it back down almost as far.
The mechanism is the clay mineral montmorillonite, which physically absorbs water into its structure and lets it go again. Near the creek, two things make it worse: the expansive clay sits shallow, and the drainage corridor delivers episodic saturation. When only the perimeter of a slab gets wet, from a downspout, a flower bed on a timer, or a slab leak, that edge rises while the dry interior stays put. The result is edge heave, which jams the doors at the front of the house while gaps quietly open at the back.
Telling edge heave apart from true settlement is not something you can do by eye, and getting it wrong sends the repair to the wrong side of the house. That's exactly the call the elevation survey makes for you, measured contour data instead of a hunch drawn from where the cracks happened to show.
What we check before specifying a single pier
On a Cibolo floodplain lot, the soil and water story matters as much as the slab itself. A proper scope rules these in or out first:
- Perimeter grading. The ground should fall at least 6 inches over the first 10 feet from the foundation. Flat or back-pitched side yards near the creek pond water against the stem wall and undo any repair, we'd rather fix that than re-pier it later.
- Hidden plumbing leaks. A slow slab leak can feed localized clay expansion for months, mimicking settlement that is really moisture-driven heave. We pressure-test supply and drain lines before piers are ever drawn up.
- Tree placement. Post oak, live oak, and cedar elm send roots well past the drip line. A mature tree within 15 to 20 feet of a stem wall can pull a desiccation pocket into the clay and sink one corner on its own schedule.
- Moisture uniformity, not just moisture. A soaker hose run 18 to 24 inches out on a timer during drought evens out the perimeter, the goal is consistency around the slab, never saturation.
- A documented baseline. Because this ground keeps cycling, your written plan logs elevation benchmarks you can compare against if a neighbor's irrigation or new construction later shifts local drainage.
- Whether piers are even the right tool. If the movement is reversible heave, a drainage correction may serve you better than underpinning, and we'll say so.
Why we drive steel past the active zone
When the survey shows genuine settlement. Soil that has lost its load-bearing grip through shrinkage, erosion, or disturbed fill, we install galvanized steel piers, hydraulically driven in connected sections down to competent bearing strata. In Cibolo-area clays the active zone, the layer that wets and dries with the seasons, runs roughly 8 to 12 feet deep. Piers seated well below it are effectively decoupled from that seasonal cycling. That depth is the reason the lifetime warranty is an engineering position, not a marketing line.
Pressed-concrete cylinders work differently: they lean partly on skin friction through that same active zone, the zone that softens every wet season. Driven steel skips it entirely and bears on the formation underneath, so the load path stays predictable in saturated floodplain soil. It's why steel is the only system we use here.
