The ground under Cibolo doesn't sit still
Much of Cibolo's residential growth spread out over the Cibolo Creek floodplain, where centuries of seasonal flooding laid down and reworked deep, high-plasticity clay. These soils are close cousins of the Houston Black series that runs through the Blackland Prairie, and they behave the same way: plasticity indices often climb above 40, swelling several inches through a wet spring and shrinking just as hard through a dry summer. A slab resting on them isn't sitting on solid ground so much as riding a slow wave.
What actually cracks a foundation isn't the lift itself, it's uneven lift. A shaded north wall stays damp while the south side bakes; a single leaking irrigation head soaks one corner while the rest of the yard dries out. That difference bends the slab and frame in ways the concrete was never poured to survive season after season. In the older neighborhoods near the creek, where lots were graded with little positive drainage, ponding water against the perimeter only feeds the cycle.
Slabs from the '70s and '80s building booms sit right in this active layer, which is why local cracks tend to track the weather instead of the calendar. Corner drops of one to three inches are common in floodplain blocks, and interior beams can pull away from perimeter grade beams as the clay underneath consolidates at different rates.
Signs worth photographing before they widen
A few hairline cracks come with the territory here. These are the ones we'd want you to date and document:
- Interior doors that suddenly stick or won't latch, especially after a long dry stretch
- Diagonal cracks running off the corners of windows and doors toward wall intersections
- Stair-step separation in exterior brick or block
- Floors that slope, bounce, or feel uneven underfoot from one room to the next
- Gaps opening between crown molding and the ceiling, or daylight under an exterior door threshold
- One-sided or clearly progressive movement, the kind that's worse this month than last
Why steel piers, and not pressed concrete, on floodplain clay
In the Cibolo Creek floodplain the active zone, the depth where seasonal moisture still changes soil volume. Can run ten to fifteen feet down. Pressed-concrete piers usually bear inside or just below that zone, so they keep moving with the same clay they're meant to escape.

Measure first, then decide

That data routinely contradicts the naked eye: a floor that looks dead level can hide a 1.5-inch fall corner to corner, while a slab with alarming cracks may be moving within a range that doesn't yet justify repair. The survey, not a sales pitch, drives a written engineer-backed plan, pier count and spacing tied to your structure, not a template.
Homeowners often ask whether to wait and see if the movement settles down on its own. In low-plasticity soils it sometimes does, as vegetation matures and drainage stabilizes. In deep floodplain clay that equilibrium is far less reliable, because the soil's capacity to change volume doesn't fade with time. The practical move is to survey when symptoms first show, and if the distress is minor, re-survey six months later. Comparing the two tells you whether the foundation is actively moving or has found a stable resting position, and gives an engineer the evidence to recommend either way.
