What the Cibolo Creek floodplain does to a slab

Drive through Cibolo after a wet winter and the ground looks settled and quiet. By late August the same yards are split with shrinkage cracks you could lose a quarter in. That swing is the whole story behind foundation movement here: much of town sits astride the Cibolo Creek floodplain, on Houston Black clays that are among the most volumetrically active soils in the region.

These are high-plasticity vertisols, with plasticity indices that frequently run past 40. They drink water during the wet season and can change volume by 8 to 12 percent or more as they swell and shrink. A slab doesn't crack all at once under that load. It racks one wet-dry cycle at a time, as the clay under different parts of the footprint heaves and collapses at different rates.

The practical consequence is that where your house moves depends on where the moisture is. A flowerbed watered daily on the south side, a downspout dumping at one corner, a tree pulling moisture from beneath an interior beam, each creates its own little settlement story, which is why two identical-looking homes on the same street rarely show the same crack pattern.

Why depth is the whole argument for steel

In the Cibolo Creek corridor, the active soil zone, the band where seasonal moisture keeps changing the clay's volume. Typically runs 8 to 15 feet below grade. Anything that stops inside that band moves with the soil. That's the trap with pressed-concrete piers: they're pushed only to early refusal against soil resistance, so they commonly terminate well within the active zone, riding the clay up in wet months and losing bearing during drought.

Our galvanized steel piers are driven past that zone entirely, to refusal on stable strata below where the wet-dry cycle stops dictating behavior. Around Cibolo that depth lands anywhere from roughly 10 to 25-plus feet depending on how deep the active clay runs. The pier reaches ground that doesn't care what the weather did last season, which is the only reason the leveled sections stay put.

Pier work also doesn't end the conversation about water. Because moisture is what moved the soil in the first place, lasting results pair the lift with drainage correction and, on sloped or washing lots, erosion control, recommended only where it genuinely protects the repaired foundation, never as a default add-on.

Signs your Cibolo home is telling you something

Most of our calls here start with one of these, and they're the cumulative record of differential soil movement rather than random house aging:

  • Doors and windows that suddenly stick, drag, or won't latch, openings rack as the slab tilts beneath them
  • Stair-step cracks climbing through exterior brick or block, usually worst at one corner
  • Drywall cracks fanning diagonally out of door and window corners
  • Floors that slope noticeably toward one end of a room, or feel bouncy underfoot
  • Gaps opening between walls and the ceiling, or trim pulling away from the wall

My side of Cibolo is right by the creek. Does that make my soil worse?
Generally, yes. Lots closer to the Cibolo Creek floodplain tend to sit on deeper, more active Houston Black clay, and the grade often transitions from higher fill near the road to lower native clay toward the creek. That combination produces more complex differential settlement, which is exactly what the free elevation survey is built to map.
Why won't watering the foundation just fix the movement on its own?
Consistent watering genuinely helps prevent further movement, a soaker hose run evenly about 18 to 24 inches off the slab keeps the clay from pulling away in a drought. But it can't lift bearing soil that has already consolidated under load. Once a section has dropped, watering stabilizes the situation; piers are what actually recover the elevation.
What does a leveling job in Cibolo typically cost?
