Older slabs and newer ones fail in different ways here
Hutto's build-out came in two waves, and they don't break the same. The 1990s slab-on-grade homes in the established neighborhoods often show center lift: the perimeter dried and dropped while interior soil stayed damp, doming the slab so door frames rack and tile splits on the diagonal.
The 2000s-and-newer construction on larger pads tends to fail at the corners instead, perimeter settlement wherever the lot grades runoff toward the foundation. The target of six inches of fall over the first ten feet gets quietly erased as landscaping matures and fill settles against the stem wall.

What to watch for on a Hutto lot
These are the signs that the deep clay is working on your slab, worth a closer look before they widen:
- Moisture lopsidedness around the perimeter, a mature tree within about 20 feet, a broken irrigation zone on one side, or water ponding by a single downspout, drying and wetting the clay unevenly.
- Horizontal cracking in the brick veneer along a mortar joint, which reads as downward settlement, versus stair-step cracks climbing toward a corner, which point to lift.
- Doors that bind or stick at the same time of year, season after season.
- Slab or perimeter cracks wider than about a quarter inch, past the point where a soaker hose alone will help.
- Diagonal drywall cracks fanning off door and window corners, often with gaps opening between trim and ceiling.
Why galvanized steel, specifically
Blackland pore chemistry tends alkaline, with intermittent sulfate in the mix. Conditions that can chew on unprotected steel over decades. Galvanizing is what keeps a Hutto pier sound for the long haul.
It also reaches depth. Concrete pressed piers are stacked cylinders that often stop inside the active zone and drift with it; driven steel sections keep going to refusal on stable ground.
