Why steel piers, and why we read the movement pattern

Concrete pressed piers are stacked cylinders that often come to rest inside the same clay they were meant to bypass, once that soil moves, they can drift with it. It's only the middle of my floor that sags, is that normal for around here?

How deep will the piers actually have to go on my lot?

Will my brick and drywall cracks close once you level the house?
Many tighten as the slab comes back toward level, but we won't promise any single crack disappears. Lifting can open or close existing cracks as the structure moves, so some cosmetic touch-up afterward is normal. We can include crack, drywall, and paint repair or hand it to your painter.
Can grading and drainage keep this from happening again?
It helps a great deal, because water is what drives the movement. We look for at least 6 inches of fall over the first 10 feet of grade so surface water runs away from the slab, and where it protects the foundation we'll pair the repair with drainage correction or erosion control, only when it actually earns its place.
