Why Schertz foundations drift out of level
The soil under most of Schertz is Houston Black-series clay, and its plasticity index often runs from 40 to well past 60. In plain terms, that number tells you how much the ground swells and shrinks as it takes on and gives up water. A single wet-dry cycle here can move the surface several vertical inches, and a slab poured on top of it moves right along.
The pattern is frustratingly consistent. Through a dry Central Texas summer, the clay at the slab edge shrinks and pulls away, stripping support from the perimeter. When the fall rains return, the perimeter clay swells again, but it never lifts the foundation back to exactly where it started. Each cycle leaves a little more net settlement at the load-bearing points. By the time interior doors start catching on the jamb or a slab crack widens past a hairline, the elevation difference across the foundation has often passed an inch, which is the point where waiting only costs you more.

How steel-pier leveling works on Blackland clay

Protecting a leveled foundation in Schertz
Piers stabilize the structure; managing water at the perimeter is what keeps it level between wet seasons. A few things worth doing:
- Grade the ground so it falls at least 6 inches over the first 10 feet away from the house on every side, flat or inward slopes trap the moisture cycle right at the bearing zone.
- Run supplemental drip irrigation along the perimeter during drought to hold moisture steady and reduce differential shrinkage. Good drainage planning makes this far easier to manage.
- Keep sprinkler heads and downspout discharge at least 5 feet from the foundation, so you're not swelling one zone while the adjacent soil stays dry.
