Signs the Cibolo clay is pulling on your foundation

A few of these on their own can be cosmetic. Several together usually mean one part of the structure has dropped relative to the rest:

Why pressed-concrete piers so often fall short here

The geotechnical term for the problem layer is the active zone, the depth below grade where soil moisture rises and falls with the seasons. In Schertz's Blackland clay, that zone typically runs 8 to 15 feet deep. Any support element that stops inside it is subject to the very same swelling and shrinking as the dirt at the surface, so it can ride up and down instead of holding still.

Pressed-concrete piers are prone to exactly that. They're driven only until they hit refusal against the first firm-feeling layer, which along the creek bottom is frequently still inside the active zone. Under load, the pre-cast segments can also telescope out of alignment. You get a foundation that was lifted once and then quietly moves again the next dry summer.
