Why the clay under Schertz makes this necessary

The soil doing the damage here is Houston Black, a Blackland Prairie clay with a plasticity index that commonly lands in the 40 to 60 range. That number is a measure of how much water the clay can take on and give up, and in Schertz it's high enough to move a foundation several inches over a single wet-to-dry swing.
